Nreal Estate

Terms of service

These terms are the agreement between you and NREAL ESTATE L.P. for using Nreal Estate. Please read them before you start a trial. The privacy policy explains how we handle personal data.

1. Who we are

Nreal Estate is run by NREAL ESTATE L.P., a limited partnership registered in Greece.

  • Registered address: Bochali 107, 115 24 Athens, Greece
  • General Commercial Registry (ΓΕΜΗ) no.: 196604203000
  • VAT no. (ΑΦΜ): 803422609
  • Email: hello@nreal-estate.eu

2. These terms

These terms apply when you visit the site, create an account, start a trial or hold a subscription. By creating an account or starting a trial you accept them.

You may use Nreal Estate as a professional (for example a real estate agent, investor, developer or fund) or as a consumer buying for yourself. Where these terms treat the two differently, they say so. Nothing in them limits the rights consumers have under Greek and EU law.

Enterprise plans are agreed in writing. Where an Enterprise agreement differs from these terms, the Enterprise agreement prevails.

3. The service

Nreal Estate reads public for-sale property listings in Attica every night and turns them into a morning brief: price cuts, owner-direct sellers, homes back on the market and similar signals. Depending on your plan you also get valuation reports, price histories, area trends and filters. Each listing links back to its original source.

We aim to have the brief ready by 07:00 Athens time every day, but we do not guarantee a time. The dashboard shows when the data was last updated.

What each plan includes, and its limits (such as reports per month or seats), is shown on the pricing page. We may improve, change or remove features. If a change materially reduces what your paid plan includes, we will tell you in advance and you may cancel and receive a refund for the unused part of the period you have paid for.

4. Your account

You must be at least 18 to use Nreal Estate, and the details you give us must be accurate.

  • Each account, and each seat on a team plan, is for one named person. Do not share sign-in details.
  • Keep your sign-in details safe and tell us at once at hello@nreal-estate.eu if you think someone else has used your account.
  • You are responsible for what happens under your account. On a team plan, the person who holds the subscription is responsible for the members they invite and for removing them when they leave.

5. Free trial

Every self-serve plan starts with a 14-day free trial. You add a payment method when you start it, but nothing is charged during the trial. Your first charge is on day 15, unless you cancel before then.

The trial is for new customers. We may refuse a further trial to a person or company that has already had one.

6. Plans, prices and payment

Prices are shown on the pricing page in euros and exclude 24% Greek VAT, which is added at checkout. Where the law requires a different VAT treatment (for example the reverse charge for a business elsewhere in the EU with a valid VAT number), it is applied at checkout.

  • Subscriptions are billed monthly or yearly in advance and renew automatically at the end of each period until you cancel.
  • Payments are processed by Stripe. We never see or store your full card number.
  • Adding seats or switching between plans is charged or credited pro rata for the rest of the period. You see the amount before you confirm.
  • Promotion codes apply as described when you use them, cannot be exchanged for cash and cannot be combined unless we say so.
  • If a payment fails, we retry it. If it still fails, we may suspend access until the payment goes through.
  • Invoices, with your VAT number if you add one, are available in your account.

7. Price changes

We may change prices. We will email you at least 30 days before a new price applies to your subscription. The new price applies from your next renewal after that notice. If you do not accept it, cancel before that renewal and you will not pay the new price.

8. Cancellation and refunds

You can cancel at any time from your account, or by emailing hello@nreal-estate.eu. Cancellation stops the next renewal: you keep access until the end of the period you have already paid for, and you are not charged again.

Payments for a period that has started are not refundable, except where these terms or the law say otherwise, or where we have failed to provide the service through our own fault. If you think you were charged by mistake, email us within 30 days and we will look into it.

9. Right of withdrawal for consumers

If you are a consumer, you may withdraw from the contract within 14 days of starting your subscription, without giving a reason. Because the first 14 days are a free trial, withdrawing within that time costs you nothing.

To withdraw, use “Withdraw from contract” at the bottom of every page or in your account: one button, a short form with your details filled in, and a confirm button. Withdrawing there cancels the subscription at once. You can also send us a clear statement that you are withdrawing, by email to hello@nreal-estate.eu or by post to our registered address, using the model form below if you like. Sending your statement before the 14 days end is enough. We confirm receipt by email without delay, with the date and time we received it.

If you have been charged anything, we refund it within 14 days of receiving your withdrawal, using the same payment method.

Model withdrawal form. To NREAL ESTATE L.P., Bochali 107, 115 24 Athens, Greece, hello@nreal-estate.eu:

I hereby give notice that I withdraw from my contract for the Nreal Estate subscription.

10. What the data is, and what it is not

Our data comes from public listings published by third parties on property portals. We do not check it on the ground. Listings can be wrong, incomplete, out of date, duplicated or already withdrawn, and our signals can miss things.

  • Valuations are estimates built from comparable listings. They are not an appraisal by a certified valuer, and they are not suitable where the law or a lender requires one. Every report shows the comparables it used so you can check the reasoning.
  • Signals, scores and reports are information, not advice or a recommendation to buy, sell or offer a price. They are not investment, legal, tax or technical advice.
  • Before you act, check the listing, the property and its legal status yourself or with a professional.

11. How you may use Nreal Estate

While your subscription is active, you may use the service and its content for your own personal or business purposes. You may show or send individual reports, or extracts of them, to your own clients or partners, as long as you do not alter them in a misleading way and you say they come from Nreal Estate.

You may not:

  • resell, sublicense or republish our data, or make it available as a list, feed or database;
  • use our data to build or improve a competing product, or to train machine-learning models;
  • access the service with scrapers, bots or other automated tools, or get around plan limits, rate limits or security measures;
  • copy, decompile or reverse-engineer the service, except where the law allows it;
  • use the service unlawfully, including for unsolicited marketing to the people behind listings.

If a listing links to a third-party site, that site's own terms apply to it.

12. Intellectual property

The service, its software, design, texts, scores, valuations and the database we build are ours or our licensors' and are protected by intellectual property law, including database rights. These terms give you the right to use them as described in section 11, and no other rights.

Listing texts and photos belong to whoever published them. Notes and settings you add stay yours. You let us store and process them only to provide the service to you. If your notes include other people's personal data, such as a client's name, you are responsible for having a lawful basis for it, and we process that data only on your behalf.

If you send us ideas or feedback, we may use them freely, without any obligation to you.

13. Availability

We work to keep Nreal Estate available and accurate, but we cannot promise it will run without interruption or error. We may pause it for maintenance, security or reasons outside our control, and we try to give notice of planned downtime.

14. Suspension and termination

We may suspend or close an account if payment is not made, if these terms are seriously breached (for example by sharing an account or scraping), in case of fraud, or where the law requires it. Unless the matter is urgent or unlawful, we will tell you first and give you a chance to put it right.

You may close your account at any time. If we close your account for reasons other than your breach, we refund the unused part of any period you have paid for.

15. Our liability

Nothing in these terms limits our liability for intent or gross negligence, for death or personal injury, or any other liability that cannot be limited by law. For consumers, the statutory rules on liability apply in full.

If you use Nreal Estate as a professional, then, to the extent the law allows:

  • we are not liable for lost profits, lost deals, lost opportunities or other indirect or consequential loss, or for decisions you make based on the data;
  • our total liability in any 12-month period is limited to the fees you paid us in that period, or €100 if that is more.

16. Events outside our control

We are not responsible for delays or failures caused by events outside our reasonable control, such as outages at our hosting or data providers, changes at the portals we read, cyberattacks, natural disasters or acts of government. If such an event stops the service for more than 30 days in a row, either of us may end the subscription and we refund the unused part of the period you have paid for.

17. Changes to these terms

We may update these terms, for example when the service or the law changes. For material changes we email you at least 30 days in advance. If you do not accept the changes, you may cancel before they take effect. If you keep using the service after that, the new terms apply. The date at the top shows the current version.

18. Complaints, governing law and disputes

If something goes wrong, email hello@nreal-estate.eu. We reply within 5 working days and aim to resolve complaints within 30 days.

These terms are governed by Greek law. If you are a professional, the courts of Athens have exclusive jurisdiction. If you are a consumer, you may also bring a claim in the courts of the place where you live, and you keep the protection of the mandatory law of your country of residence. Consumers may also ask the Consumer Ombudsman (Συνήγορος του Καταναλωτή, www.synigoroskatanaloti.gr) or another alternative dispute resolution body to help resolve a dispute.

19. General

  • These terms, the privacy policy and the prices and limits shown when you subscribe are the whole agreement between us about the service.
  • If a part of these terms is found invalid, the rest still applies.
  • If we do not enforce a right straight away, we can still enforce it later.
  • We send notices to the email address of your account, and they count as received when sent. Notices to us go to hello@nreal-estate.eu.
  • You may not transfer your subscription without our consent. We may transfer our rights and obligations to a company that takes over the service, provided your rights under these terms are not reduced.
  • These terms are available in Greek and English. If the two versions differ, the Greek version prevails.
